Tract # 1 (Auction Location)
Legal Description: SE/4 of Section (19), Township (29) North, Range (9), and approximately the East 27± acres in the SW/4 of (19) Township (29) North, Range (9) W.I.M. Alfalfa County, OK.
This tract consists of approximately 187± acres of land. There is an older set of improvement consisting of small home (not livable), 40’ x 80 Round top barn with 20’ x 80’ lean too on each side (still very useable), small garage (fair cond.), couple small buildings (poor Cond), granary, electric service, and domestic water well by home. The balance of the land is in good Bermuda grass, native grass, creek, and timber. This tract does have a CRP contract with 63.52 acres in contract with a $38.41 rental rate that started 10-1-2006 and matures 9-30-2016 with an annual payment of $2,439.00. Directions: From Hwy 64 & 183 in Buffalo, OK. Go 10.5 miles west on Hwy 64 to NS180, then ½ mile south or From Hwy 64 & 283 (7 mls. North of Laverne, OK) go 4 miles east, ½ south.

Taxes: $389.43

CRP Contract: Contract # 10286, started 10-1-13 and matures 9-30-2028. There is 226.9 acres enrolled with a $33.54 per acre rental rate and a $7,610 annual payment. There is another contact # 10288 with 33.8 acres enrolled with a$33.41 per acre rental rate with $1,129.00 annual payment.

This tract is grassland (some just planted last year for CRP) with rolling terrain and fairly new perimeter fencing. This tract is grassland with rolling terrain and some large ravines with timber. This is an excellent property for large Whitetail deer hunting (pictures of past deer taken off of this tract on website). There is a live creek that runs throughout this tract with two nice size ponds. There is a large ravine area on the northwest east corner of this property that also has springs and excellent wildlife habitat. This property also has good perimeter fencing around most of the boundary area. This is one of those hidden hunting spots you wouldn’t expect to find in this area!
